SELLING

Things you might want to consider when selling your house.

My house needs work, can you still buy it?

Absolutely! Many of the homes we purchase need some TLC. We’re happy to take care of repairs ourselves.

The real estate agents wouldn't list my house. Do you just buy it as-is?

Yes! We specialize in buying homes that might be difficult to sell on the traditional market as-is at zero-cost or hassle to you.

I tried selling to OpenDoor, but they would not give me an offer. What can you do?

We understand. iBuyers like OpenDoor use different criteria for buying houses. We specialize in older houses that need work and will give you a fair cash offer.

Do I have to make any repairs before you buy?

No. We’ll take care of any necessary repairs after purchasing your home.

What if I haven't inherited the house yet, but need to sell quickly?

We can work with estates and probate situations to make the process as smooth as possible.

Is selling to a cash buyer the right choice for everyone?

Not necessarily. If getting top dollar is your only priority, a traditional sale might be better. But if you value speed, convenience, and a guaranteed sale, then a cash buyer could be perfect!

I'm still unsure if selling to an investor is right for me.

No problem! We offer free consultations with no obligation. We can discuss your situation and answer any questions you have. Give us a call at 317-900-1663.

OFFERS

Questions about how the offer process works.

How much below market value will you offer?

Every neighborhood and every home is unique, so market value and offer price depend heavily on the property location, home condition and title clarity. Regardless, we’ll give you a fair and transparent offer, answer all your questions and kindly listen to your response.

Is selling to a cash buyer or real estate investor safe?

It depends. There are a few “cash home buyers” that are aggressive – meaning they will hound you endlessly with a low-ball offer until you beg them to stop.  To me, that is not a safe situation. However, the majority of investors and cash home buyers are honest and trustworthy. We pride ourselves in being one of the honest ones.

What are the downsides of selling to an investor?

You’ll definitely get the highest sale price possible if you repair, update and stage your house. When you sell to an investor who plans to do that work after the purchase, they deduct that cost from the offer.

How long does it take to get an offer?

As soon as you get the ball rolling by calling us or submitting the “Get My Offer” form, we jump into our due diligence and prepare your fair, transparent offer. 99% of the time we get back to you with an offer within 24 hours. If it takes a few hours longer, we will text you explaining where we are in the process and when you can expect the all important offer price.

How long do I have to consider your offer?

Our offers are valid for 1 year from the day we present it to you so take your time deciding.  We will keep in touch to see how you are doing but we will not pester you to make a decision or give us a counter offer. We also encourage you to run this big decision by your friends, family and professionals such as your accountant or attorney to be sure you are good with selling and good with the sales price.

CLOSING

Common questions about the closing process.

How quickly can you close on the house?

We can close quickly, sometimes in as little as 14 days, depending on your needs.

What happens during the closing process?

Step 1: We walk you through every step, kindly explaining everything along the way. We gather all the documents needed, only
Step 2: We schedule the closing at a local, reputable Title Company at a time and day of your choosing.
Step 3: You arrive at closing to collect your check.

Will you charge me a commission?

No, you won’t pay any commissions or fees when you sell to Alliance House Partners.

What happens to my house after you buy it?

We may renovate and resell it, or keep it as a rental property, depending on the situation.

How quickly do I have to move after closing?

This is very flexible. Let us know your situation, what you prefer and we can come to an agreement on when you’ll need to move that works for both of us.

Do I have to remove all the stuff, take the trash and clean up my house before I move out?

No. We buy houses in an as-is condition, meaning you do not have to clean up, repair, or move anything you don’t want to. Leave as much behind as you want. You will not be responsible for any expenses.
